FIND OUT IF YOUR HOME'S DPE HAS BEEN IMPROVED WITH THIS NEW SIMULATOR
A new opportunity is available to you if you are thinking of selling or renting your home. Indeed, the government recently launched an online simulator aimed at recalculating your Energy Performance Diagnosis (DPE).
This initiative follows the detection of a bias in the calculation of the DPE, which is particularly penalising for small areas of less than 40m². According to Christophe Béchu, Minister of Ecological Transition, this correction will benefit around 140,000 homes that will no longer be classified as thermal sieves (DPE classified F or G). Other dwellings classified from A to E may also be affected by this good news, if they are properties of less than 40 m². In total, about 3.3 million properties (all ECDs combined) could benefit from an improvement in their SBD, according to the ministry's estimates.
To check if your home is affected, there is no need to have a new DPE carried out by an expert, a process that is often expensive (between 200 and 300 euros on average). The procedure is completely free of charge and takes place online. All you have to do is go to the observatoire-dpe-audit.ademe.fr website. Be sure that you do not precede this URL with "www." to access the site. Once on the platform, you must enter the DPE number, a 13-character code, which you will find on the Global Technical Diagnosis given by the diagnostician when selling or renting your home.

Once you have entered the number, click on "search". The site will then display the characteristics of your home such as address, type of building, year of construction, surface area and type of heating. You'll also get information about your home's energy consumption, allowing you to know its DPE rating and whether it has benefited from the improvement thanks to the government's new calculation. This is good news if this is the case, because a good diagnosis adds value to your property. It is important to note, however, that this simulator is for informational purposes only and does not replace the official DPE. The latter, which you can give to the buyer or future tenant, will be downloadable from July 1st, once the decree formalizing the online launch of the simulator is published.
